Choosing a Roofer in Mesa — 8 Questions That Tell You If They're Local for Real

The market has a transparency problem

Mesa is a search-active market. That means when you Google "roofer near me," you're going to get ads from lead-generation services that sell your contact info to whichever contractor paid for it. Some of those contractors are genuinely local. Some are out-of-town storm-chasers who set up shop for a season and leave. The eight questions below separate them in about ten minutes of conversation.

1. "What's your AZROC license number?"

Any legitimate Arizona roofer will tell you instantly. You can verify it at the Arizona Registrar of Contractors website. If they hesitate, you're done.

2. "Where is your actual office?"

A real local roofer has a yard, a truck fleet, and an address. A storm-chaser has a P.O. box and a national phone tree. Ask.

3. "Who's my estimator? Are they on commission?"

Commissioned salespeople are motivated to sell you the biggest scope they can. Our estimators aren't on commission — and most established local roofers will tell you the same about theirs. If the answer is "our sales consultant will take great care of you," translate that accordingly.

4. "Can I see the written scope before I sign?"

The answer should be "yes, and you can take it home to think about." A written scope spells out materials, layers, and warranty. Anything verbal is forgettable.

5. "What underlayment do you spec, by name?"

On a tile roof in Mesa, the underlayment is the whole story. "Quality underlayment" is not an answer. "30-pound felt" is an answer from 1995. "Synthetic high-temperature" or a specific brand name (IKO Stormtite, GAF Tiger Paw HT, etc.) is the answer you want.

6. "Do you pull the permit, or do I?"

The City of Mesa requires a permit for full reroofs and most structural repairs. The contractor should pull it. If they expect you to pull it — or they suggest skipping the permit — that's a red flag.

7. "What does the warranty actually cover?"

There are two warranties on any reroof: the manufacturer warranty (on the material) and the workmanship warranty (on the install). Get both in writing. Get the term on both. "Lifetime warranty" without specifics is marketing, not a warranty.

8. "Can I talk to three recent customers in my neighborhood?"

A real local roofer has recent work in your zip code and is happy to let you talk to the homeowners. That's the trust signal that can't be faked.
