The tile is fine. The underlayment isn't.

This is the most common Mesa reroof conversation we have. The concrete or clay tile on your roof will outlast your house — what actually fails is the waterproof membrane underneath it. In Mesa's climate, the standard 30-pound felt that came stock on most 1980s–2000s builds starts UV-degrading within a few summers. By year ten to fifteen it's brittle, and the next sideways monsoon drives water under the tile and into your ceiling.

Our default tile reroof specification in Mesa is a high-temperature synthetic underlayment rated for decades of desert exposure, installed over a clean deck, with the original tile reset (or replaced) on top. The system lasts longer, handles monsoon wind-driven rain better, and doesn't brittle out the way felt does.

What the reroof actually involves

  1. Tile removal and stacking. We lift your existing tile, set it aside on the roof, and inspect the deck below.
  2. Deck and fastener inspection. Rot, split plywood, or missing fasteners get fixed in writing before we proceed.
  3. New underlayment. Two layers of high-temp synthetic, properly lapped, with the eave, valley, and penetration details done by hand.
  4. Tile reinstallation. Your existing tile — or new tile if yours is beyond service — goes back on properly fastened, with modern bird stops and rebuilt ridge and hip mortar or foam.
  5. Final flashings and cleanup. New pipe jacks, new vent flashings, new drip edge where needed. Site cleanup every day, final magnet sweep, and a photo record delivered by email.

Why homeowners pick us for tile

  • We install tile every week. Our crew has set hundreds of Eagle Capistrano and Bel Air tile roofs and dozens of clay barrel installations.
  • Our written scope specifies the materials — no "premium underlayment" vagueness that disappears on install day.
  • We pull the City of Mesa permit as part of the project and walk the roof with the inspector.
  • We document the hidden work (underlayment, flashings, valleys) photographically, and the photos are yours to keep.

Common tile repair work

If you don't need a full reroof, we'll tell you. A targeted tile repair on a monsoon-damaged ridge or a cracked hip line is often a half-day job and buys you years before reroof is the right answer.
