Dobson Ranch is at the underlayment window
Most Dobson Ranch homes were built in the 1970s or early 1980s. That means two things for roofing:
- If the tile roof is original, the underlayment is almost certainly past its service life. We'd expect to find brittle, cracked felt and a meaningful amount of water staining at the valleys and at lower tile courses. That's a tile reset with new underlayment.
- If the shingle roof is original, it's already been replaced once or twice. What matters is what the last install spec was and whether the flashings were rebuilt when the shingles were.

Community-specific notes
- Many Dobson Ranch homes have flat-roof patio additions or low-slope rear additions that call for foam or modified bitumen.
- HOA requirements on tile profile and color exist in parts of the community — we handle that check as part of our scope.
