Foam roofs are normal Mesa flat-roof ownership
On older Mesa ranches and on the flat sections of newer east-side custom homes, SPF (spray polyurethane foam) is the dominant flat-roof system for a reason: it's seamless, insulating, and — when you recoat it on schedule — it lasts longer than almost any other flat-roof option.
The key word is schedule. An SPF roof is an elastomeric coating over a foam core. The foam lasts decades. The coating burns off in Mesa's UV in 4–6 years. If you wait too long, the foam itself starts to chalk and absorb moisture, and what could have been a recoat becomes a tear-off.
Recoat vs. reinstall
- Recoat (normal every 4–6 years). Power-wash, spot-repair any foam damage, apply two coats of elastomeric, broadcast granules. The system resets its UV life and keeps going.
- Reinstall. If a moisture survey shows significant saturation or the foam has delaminated from the deck, recoating won't fix it. We'll tear off to the deck, re-install SPF to the original or specified thickness, and coat.
We don't quote a reinstall when a recoat would do the job. Most 5–8 year-old Mesa foam roofs that look chalky are recoat candidates, not replacement candidates.
What a proper recoat includes
- Inspection and moisture survey — infrared or capacitance survey to find hidden saturation.
- Prep — power-wash, blow-off, and spot-repair any foam pits or blisters.
- Primer where needed — older coatings sometimes need a bonding primer before the new topcoat.
- Two coats of elastomeric — applied to a documented mil thickness with wet-film gauge checks.
- Granule broadcast — UV protection and walkable surface.
- New penetration seals — pipe boots, HVAC curbs, scuppers.
- Photo record and warranty — manufacturer material warranty and our workmanship warranty, both in writing.
When a foam roof doesn't make sense
We'll tell you. On some pitched or complex roofs, a different system is the right answer. If your "flat" section is really a 2:12 with drainage issues, the real fix is often a modified-bitumen or TPO install, not more foam. We'll quote it that way.
