Foam roofing, explained

Spray polyurethane foam (SPF) is a two-part chemistry that expands and cures into a continuous, seamless, insulating roof. It's then coated with an elastomeric topcoat — usually silicone or acrylic — and broadcast with granules for UV protection and walkability.

The key word is continuous. SPF has no seams. Where a traditional flat roof has vulnerable joints, an SPF roof doesn't. Where a traditional flat roof has to be flashed around every penetration with a separate detail, SPF sprays right around them.

The recoat cycle is the whole story

The foam itself lasts decades. What burns off in Mesa's sun is the elastomeric coating. The standard cycle:

  • Year 0: New coating, full UV protection.
  • Years 1–4: Coating performs. Granules start to weather.
  • Years 4–6: Coating is visibly chalky. Time for a recoat.
  • Years 6–8: Coating has failed. Foam starts to UV-degrade if not recoated.
  • Years 8+: If ignored, foam degradation accelerates. Recoat may no longer be sufficient; full reinstall becomes the honest answer.

A homeowner who recoats on schedule will own the same SPF system for 30+ years. A homeowner who doesn't will be looking at a full reinstall in under fifteen.

When a recoat isn't enough

If a moisture survey shows significant saturation, or the foam has delaminated from the deck, no coating will fix the underlying problem. We'll tell you that honestly, survey the extent of the damage, and quote a partial or full reinstall as appropriate.
