Why metal is gaining ground

Ten years ago, standing seam was rare on Mesa homes. Today it's common on modern remodels and east-side new builds. The reasons are straightforward:

  • Longevity. A properly installed metal roof with a Kynar-based paint finish is a 40–50 year roof.
  • Heat performance. Cool-roof color choices measurably reduce attic heat gain in Mesa summers.
  • Wind performance. A mechanically seamed metal roof is effectively monsoon-proof.
  • Visual. Clean, contemporary, architectural.

Panel systems we install

  • Snap-lock standing seam — the common residential spec. Panels lock together along their seams; fasteners are hidden under the seams. Install is fast and clean.
  • Mechanically seamed standing seam — the panel edges are bent together with a seaming machine after installation. Used where pitch is low or exposure is harsh.
  • Exposed-fastener panels — cheaper, used on barns and some sheds, not our recommendation for homes. The screw gaskets wear out in Mesa UV within 10–15 years.

What matters on the install

  • Paint system. Kynar-based (PVDF) finishes hold color and resist chalking. Polyester finishes do not, in Mesa.
  • Substrate. High-temp synthetic underlayment or Ice & Water shield, on a sound deck.
  • Clips and expansion. Metal moves significantly between a 115°F roof and a 40°F morning. Proper clipping lets it expand without oil-canning.
  • Flashings. Ridges, valleys, penetrations, roof-to-wall — all hand-fabricated from matching coil stock.

Not ideal for every home

A metal roof often looks wrong on a 1970s stucco ranch. If the visual register of your home is traditional tile or shingle, we'll say so. Metal makes most sense on contemporary architecture and new builds where it was designed in from the start.
