Why the inspection is free
We'd rather earn your trust now than chase you for an estimate later. The inspection is how the relationship starts. If your roof is fine, we'll say so and leave you the report. If repairs make sense, we'll quote them. If replacement is the honest answer, we'll explain why — and you'll have the photographs to make your own call.
What we look at
- Ridges, hips, and valleys. The three highest-exposure details on most Mesa roofs.
- Underlayment condition. On tile roofs over about ten years old, we lift a few representative tiles and assess the felt or synthetic beneath.
- Flashings and penetrations. Chimneys, skylights, HVAC curbs, pipe boots, vents, and roof-to-wall transitions.
- Field condition. Tile cracks, shingle wear, foam coating thickness, metal panel alignment — whatever applies to your roof.
- Attic when accessible. Evidence of past leaks, ventilation condition, insulation disturbance.
- Drainage. Scupper and gutter condition, valley water paths, low spots on flat sections.
What you get
A written PDF report with photographs, plain-language commentary, and a clear recommendation: repair, recoat, replace, or nothing needed right now — check again in a year. If a quote makes sense, we'll include one. If it doesn't, we won't.
