Las Sendas is a tile community
Nearly every home in Las Sendas has concrete tile. The tile itself — mostly Eagle profiles, some Boral — looks as good today as when it was installed. The underlayment underneath it is where the story has changed.
Las Sendas homes built in the 1990s are now 25–30 years into their service life. The original 30-pound felt underlayment on those roofs is well past the point where UV embrittlement becomes a problem. Homes built in the early-to-mid 2000s are in the 20–25 year range — right at the window where we start seeing underlayment failures show up as ceiling stains after monsoons.

- Tile reset (keep your existing tile if it's sound; most Las Sendas tile is)
- New high-temperature synthetic underlayment
- Rebuilt ridge and hip details with modern bird stops
- New valley metals where original ones have rusted or cracked
- New pipe boots, vent flashings, and roof-to-wall details
A typical Las Sendas tile reinstallation takes 3–5 working days. We pull the City of Mesa permit, coordinate with the HOA on any approval requirements, and document the hidden work photographically.
