The most common Mesa roof. Built to last decades — but the underlayment beneath it is what actually fails.
The long-life part of a Mesa roof
Concrete and clay roof tile is, in terms of the tile itself, the longest-lived roofing material in common Mesa use. A properly manufactured concrete tile — from Eagle, Boral, or US Tile — will last 50+ years. Clay barrel tile can outlast the house it's on.
The system as a whole, though, is limited by the weakest link: the underlayment. The waterproof membrane underneath the tile does the real work of keeping water out of your home. In Mesa's climate, that membrane is what ages out.
Underlayment options and expected life
- 30-pound felt (stock on most 1980s–2000s builds): 15–20 years before brittle-out and leak risk.
- Modified 30-pound felt (common 2000s–2010s): 20–25 years.
- High-temperature synthetic (our default spec today): 25–35+ years.
- Self-adhering high-temp membrane (premium — valleys and full-roof on select applications): decades.
When we reroof a Mesa tile home, the tile usually gets reset over a new high-temp synthetic underlayment. The tile is good for decades more. The underlayment is the reason we're on the roof.
Tile profiles we install
- Flat or low-profile concrete tile — Eagle Ponderosa, Bel Air, Capistrano profiles.
- S-tile / Spanish profile — Eagle Capistrano, US Tile S-Line.
- Clay barrel tile — traditional half-barrel in natural and glazed finishes.
What to watch for on your tile roof
- Visible cracked or missing tiles from the ground.
- Mortar or foam breaking loose at ridges and hips.
- Bird stops missing or displaced.
- Any interior ceiling stains, even faint ones.
- Age alone — if the roof is 15+ years old, the underlayment story is starting to matter.
