Reroofing in Dobson Ranch, Las Sendas, and the Older Mesa Neighborhoods — What's Different

Every Mesa neighborhood has a slightly different roofing profile. Here's what that means when it's your turn to reroof.

There's no single "Mesa roof"

We work every corner of Mesa. And the projects look different by neighborhood in ways that matter to the homeowner. Here's what to expect by area when it's time for your reroof.

Dobson Ranch (west Mesa, 1970s–80s)

Most homes are at or past the underlayment window. Original felt is brittle; the tile or shingle above it is in variable condition. Scope: usually a full tile reset with new high-temp synthetic underlayment, or a full shingle tear-off to deck. HOA color and profile approvals apply in parts of the community.

Las Sendas (northeast Mesa, 1990s–2000s)

Nearly all tile. Most original underlayments are now 20–30 years old. Tile itself is typically sound and can be reset. HOA has tile profile and visible-detail requirements we coordinate on. Reroofs here usually take 4–6 working days depending on roof complexity.

Red Mountain Ranch (northeast Mesa, 1980s–90s)

Exposure to monsoon wind is more significant here than most Mesa neighborhoods. More ridge and hip repair work after storms, and the underlayment window is hitting many homes right now.

Eastmark (southeast Mesa, 2010s+)

Newer homes. Most roofs are on original materials. We do more inspection and repair work here than full reroofs — which is the right profile for the neighborhood. Post-storm inspections are worth doing even on a 5-year-old roof.

Lehi (northwest Mesa, pre-1980 majority)

The most varied housing stock in Mesa. Older substrates, layered roof histories, flat-roof additions common. Scopes require a first-tear-off look before we can firm up pricing.

Downtown, Mesa Grande, Sherwood (central Mesa, 1960s–70s)

Mid-century ranch stock. Mostly shingle today, with some retrofit tile. Most homes on their second or third roof. The details — flashings, pipe boots, ventilation — matter more than the shingle brand.

Leisure World (east Mesa, 55+)

Foam and flat-roof systems are the dominant scope. Recoat cycles, not full reroofs, are most of our work here. We schedule around the community.
